So here’s 10 top tips to selling your house fast:

1. You never get a second chance to make a first impression. Sort out the front and back gardens. Make sure lawns / borders are tidy and paths/drives are clean to create a good first impression of your house. Do some weeding of borders and paths to create that kerb appeal.

2. Paint or clean your front door. A short time spent on the door and its furniture can add to appeal and may make the difference between someone viewing or not. If the door is dirty or needs painting, get it done!

3. If you have space, put some potted plants at the front to create a welcoming feel. Remove any dead ones. Bedding plants and seasonal perennials are a great and affordable way of improving the front aspect.

4. Put yourself in the shoes of your potential home buyer. Be objective, open your front door and look at what greets you – is the hallway light, clean and inviting? Does it need a neutral colour and a new rug? Are there too many possessions on display? You can also do this for each other room as well.

5. Look at the lighting both inside and outside – make sure they all work and upgrade any fittings that look out of place or in poor condition.

6. Repaint bright rooms if you have time, in light, neutral colours. You might love your purple and green walls, or heavily patterned wall paper, but you’re not buying it!

7. Declutter. If your property is cluttered, start emptying it by clearing it away or moving it to storage. People don’t want to see bedrooms and cupboards bursting at the seams with clutter, they need to feel there is ample space for their own possessions.

8. Pets. You may love your cat or dog, but your home buyers may not. Try to remove surplus toys, pet hairs and deodorise your home before viewings, it’s also very important to make sure there are no “number two’s” in the garden for buyers to step on as this is a real no-no, plus it is often a good idea to make sure noisy or boisterous pets are out of sight.

9. Clean everywhere. Viewers and buyers are going to visualise living in your home, so make sure it’s clean!

10. Lastly if you are conducting the house viewings yourself, always have a walk round first to check everything is presented in the best light and show your best rooms / features at the start and end of the viewing as this will help create a positive impression of your property to prospective house buyers.

Spending a bit of time and a few hundred pounds at before selling your house in Norfolk can significantly increase your chances of achieving or exceeding the asking price.
